First Healthy Homes Deadline Passed | December 2020

The first Healthy Homes standard has come into place. But what does this mean for landlords? Keep reading to find out how this affects you.



From the 1st December all new, varied or renewed tenancy agreements must include a statement of the rental property's current level of compliance with all aspects of the Healthy Homes Standards including:


  • The insulation location in the ceiling and underfloor. type, R-value (or the thickness in mm), the condition, date installed, and date it was last inspected.

  • What ventilation is available in each room within the property, plus the diameter or exhaust capacity for each extractor fan installed must also be stated for the kitchen and bathroom.

  • Heating type and the current capacity in kw to determine the property’s ability to reach 18°C.

  • The moisture ingress, if each subfloor space has a ground moisture barrier, and written confirmation that the property has an efficient drainage system.

  • If the premises is free from unintentional and unreasonable gaps and holes in that allow draughts.

  • For each open fireplace, there must be a statement that it is either closed off and its chimney is blocked, or it is not closed off per tenant’s request.

If the property is exempt from any of the above, a brief description as to why is required.
